Grade II Listed
House Rewire in Bath

Specialist rewiring for Bath's Georgian, listed and period properties

Rewiring a historic home is about far more than replacing old cables. Somerset Rewires completed a large-scale full house rewire of a six-bedroom Grade II listed period property in the Bath area, combining modern electrical safety, lighting, power, Cat6 data and a whole-home mesh Wi-Fi network with careful planning around retained period features. The project provides a strong example of the approach we bring to substantial Georgian, listed and other period homes across Bath.

A Full Rewire of a Six-Bedroom
Grade II Listed Home in Bath

This substantial six-bedroom Grade II listed period home in the Bath area has earlier origins, with later alterations dating from the Georgian period and beyond. Its substantial walls, traditional fireplaces, tall windows, decorative details and retained historic fabric required a very different approach from a modern new-build.

Our brief was to deliver a full rewire of this six-bedroom property, introducing the power, lighting, connectivity and electrical safety expected in a modern home while planning the installation carefully around the character of the building. The scale and historic fabric make the project particularly relevant to owners of Bath's large Georgian townhouses, listed homes and other period properties.

Rewiring Georgian &
Period Homes in Bath

Bath is synonymous with Georgian architecture and period housing. Although this six-bedroom Grade II listed home has earlier origins, later alterations date from the Georgian period and beyond, making it a useful example of the challenges found across many historic Bath properties.

From grand Georgian townhouses and terraces to other listed and period homes, these properties can present very different rewiring challenges from modern houses. Solid masonry, thick walls, decorative cornices, fireplaces, retained joinery, multiple floors and restricted cable routes can all make a full rewire more involved.

Our approach is to plan the electrical installation around the property. Genuine period features identified for retention are protected, while modern power, lighting, data, whole-home mesh Wi-Fi, fire detection and electrical safety are incorporated throughout the home.

The same specialist approach is available for full house rewires in Georgian, listed and period properties across Bath.

Rewiring a Listed
Period Home

Large period properties create two competing demands: the new installation has to be comprehensive and practical, but the routes used to achieve it need to be planned carefully. On this project, the work involved extensive new circuits for sockets and lighting, multiple switching arrangements, modern data points, whole-home Wi-Fi access points and a new consumer unit.

Cable routes were chased where required and kept deliberate and direct. Around fireplaces, cornices, windows and other retained features, the aim was to install what the property needed without turning the walls into a patchwork of unnecessary disturbance.

A Modern Electrical
Specification

Somerset Rewires completed a full rewire of this six-bedroom property.

The specification included a substantial number of new double sockets, spotlight circuits, wall-light and pendant feeds, two-way switching, bathroom mirror and extractor feeds, external lighting, Cat6 data points and mains-interlinked smoke and heat alarms. The result is an electrical layout designed around how a large home is actually used today, rather than simply reproducing the limitations of the old installation.

Lighting That Works
with the Building

Lighting formed a major part of the project. New recessed spotlights were installed across several rooms and circulation areas, alongside feeds for decorative pendants and wall lights supplied by the client.

In the larger rooms, the new lighting gives the property practical, even illumination while allowing the fireplaces, timber beams, tall windows and proportions of the rooms to remain the visual focus.

Cat6 & Whole-Home
Mesh Wi-Fi

Connectivity was an important part of the brief. Thick walls and the scale of a large period property can make reliable Wi-Fi difficult, so we installed Cat6 data cabling alongside a whole-home mesh Wi-Fi network using TP-Link Omada access points.

The access points were positioned across different parts of the property and upstairs to create strong, consistent coverage throughout the home, avoiding the limitations of relying on a single router at one end of the building and removing the need for visible plug-in extenders around the rooms.

Making Good
After the First Fix

A rewire is intrusive by nature, particularly where solid walls need to be chased. For this project, Somerset Rewires also carried out the chase filling and bonding. Once the cables and back boxes were installed, the chases were filled and bonded ready for the decorator's finishing work.

This is an important part of the finished standard. The electrical work should not end with cables safely hidden in the wall; the property should be left in a condition that allows the next trade to move forward cleanly and efficiently.

New Consumer Unit
& Circuit Protection

At the heart of the new installation is a new metal FuseBox consumer unit. The board uses individual RCBO protection across the circuits together with surge protection, with circuits clearly identified for future testing and maintenance.

The internal board photographs are worth showing because they demonstrate the part of a rewire that homeowners rarely see: organised circuit wiring, clearly separated protective conductors and neutrals, individual circuit protection and a board sized for a large modern domestic installation.

Testing, Certification
& Completion

The agreed project included full testing and inspection, NICEIC certification and Part P notification to Building Control. For a rewire of this scale, the final testing is every bit as important as the visible accessories: each circuit needs to be verified before the installation is handed over.

The finished result is a modern electrical system within a Grade II listed period home — new power, lighting, Cat6 data, whole-home mesh Wi-Fi and modern circuit protection, all installed with the historic setting and retained features in mind.
